A Kitchen Remodeler That Shows Its Math

Milestonescalendar remodels kitchens for homeowners in Riverside. We do full remodels, cabinet and countertop replacement, plumbing and electrical updates, and layout changes, and we plan each one with a budget that is broken out by trade before any work is scheduled.

That habit came from watching how kitchen projects go wrong. Very few of them fail because the cabinets were bad or the counters were installed poorly. They fail because the homeowner agreed to a single price, the walls came open, and nobody had explained which parts of that price were fixed and which were guesses. By the time the change orders arrived, the money meant for the good range or the better cabinets was already spent on pipe and wire.

How We Work

• The estimate comes in lines. Demolition, cabinets, countertops, backsplash, plumbing, electrical, drywall and paint, flooring, lighting, permits and labor each get their own number and a sentence explaining it.
• Contingency is written separately. It is sized to the age of the house, and if it is not needed it is not spent.
• We say when not to spend. Sound cabinet boxes can be refaced, a sink can stay put, and a working appliance does not have to be replaced to make the room feel new.
• The order of work is planned. Demolition, rough plumbing and electrical, inspection, cabinets, countertop template, counters, then finish work. Cabinets and slab material have lead times, and we order around them so the kitchen is out of service for as short a stretch as the job allows.

The city has a wide spread of housing, and each kind has its own budget pattern. Craftsman bungalows and Spanish revival homes near downtown and Mount Rubidoux often need plumbing and wiring brought up to date, and may need historic review. Ranch homes in Arlington and La Sierra usually have compact kitchens and small electrical panels. Tract homes in Orangecrest and Mission Grove tend to have good bones and dated finishes. We price each one for what it is.
